At all Discovery communities, membership is by invitation. Prospective buyers must either be invited by Discovery or invited by an existing member to join the community and purchase real estate. This approach helps maintain a high-quality membership base and is largely why Discovery communities are the most exclusive in the world.

Member pricing at a Discovery community ranges based on region, specific club amenities, and market conditions. Every family has different goals, needs, styles, and preferences when it comes to creating the perfect home. This is why Discovery offers turn-key developer properties as well as an expert design team to help you create your custom dream home. To make the design process as smooth as possible, there are a range of options for designing and constructing your home, each with varying degrees of management and construction responsibilities as the owner and pending design approval by the club and relevant local governing bodies.

Yes. Many Discovery homeowners use their residence as a second home, and communities are designed with that in mind. Residential services and property management teams care for homes year-round ensuring residences are live-in ready whenever families arrive. Programming is available throughout the community’s season, providing members with activities and events for everyone in the family.

Most branded residences are typically affiliated with a hotel brand, often located within or alongside a hotel, where owners may share amenities and services with hotel guests. Discovery’s private residential communities are different: amenities are reserved for members and their guests, the community is residential rather than hotel-anchored, and the experience centers on a consistent membership rather than a rotating guest population. Residents own their real estate outright and belong to a private club whose golf, dining, wellness, and outdoor programming exist solely for members.

Discovery offers a variety of holistic lifestyle amenities intended to meet every member’s needs. Exact amenities vary by community. In general, members and their guests can expect to enjoy a championship golf course, Discovery’s signature comfort stations, full-service spa and fitness facilities, five-star dining venues, kids’ activities, Outdoor Pursuits program, and access to Discovery Health, an innovative longevity and wellness program. Depending on the club, members may also find beaches, beach clubs, on-site equestrian facilities, organic farms, general stores, sports courts, walking and hiking trails, activity barns, and more. Amenities are for use by members and their guests only.

Every Discovery community offers a range of activities and amenities for younger members, including on-site kids’ clubs, Outdoor Pursuits adventures, equestrian centers, playgrounds, sports courts, and cultural activities, among others.

All memberships are vertical and multigenerational, meaning that one generation above and all below the membership holder are implied members of the club. At Discovery, families are encouraged to enjoy all of the amenities together.

Private golf is a signature of the Discovery experience, and most communities in the portfolio feature their own private championship course designed by world-renowned architects, complemented by practice facilities, luxury amenities, and Discovery’s signature comfort stations. Discovery’s mountain and skiing communities include Yellowstone Club in Montana with private skiing, Homewood Mountain & Lake Club on the shores of Lake Tahoe, Stetson Mountain Club in Colorado, and Mountaintop Golf & Lake Club in North Carolina for year-round mountain living.

Baker’s Bay Golf & Ocean Club and Barbuda Ocean Club offer island settings in the Bahamas and the Caribbean, while Kūki’o Golf & Beach Club, Mākena Golf & Beach Club, and North Shore Preserve sit among the Hawaiian Islands. Chileno Bay Golf & Beach Club and El Dorado Golf & Beach Club in Los Cabos, Playa Grande Golf & Ocean Club in the Dominican Republic, and The Hills’ Dune Deck Beach Club in the Hamptons include beach, boating, and marina experiences.

Discovery’s ranch communities include Crazy Mountain Ranch in Montana and Driftwood Golf & Ranch Club in the Texas Hill Country. Silo Ridge Field Club in New York, Atlantic Fields in Florida, CostaTerra Golf & Ocean Club in Portugal, and Discovery Dunes Golf Club in Dubai feature worldclass equestrian facilities, and many communities offer riding, sporting clays, fishing, and other land-based pursuits through Outdoor Pursuits programming.

Wellness is one of Discovery’s core pillars, and each community offers luxury spas, fitness centers, and dedicated wellness programming. Members also have access to Discovery Health, a concierge-style program that brings personalized health and wellness services to the club environment.

At all Discovery clubs, there are on-site clinics for certain emergencies and minor accidents. Discovery partners with Crisis24 for telehealth and other medical needs.

At Discovery, your peace of mind is critical. Discovery clubs provide 24-hour security with regular community patrols. Only authorized personnel, club members, and residents will be permitted onto the property. All guests will need to be registered in advance with the club’s security to gain access to the property.
