Michael S. Meldman

Mike Meldman founded Discovery Land Company out of an enduring love of family and nature and out of a deep personal desire to create intimate communities where families can forge lasting bonds, create intergenerational memories, and enrich their lives in exquisite and untouched sanctuaries. That dream has evolved into one of the most renowned and successful private resort community development companies in the world.

Inspired decades ago first by the development of the world renowned Estancia Club in his home town of Scottsdale/Phoenix and refined during his time in Montana with his two sons, Mike set out to create luxurious service driven destinations that were casual, and casual destinations that were luxurious.

“I was drawn to largely untouched and peaceful places where I could connect with my boys – places where I could introduce them to the outdoors and introduce the outdoors to all of us. I wanted to create fun and intimate destinations where they wanted to spend time with me and in turn someday do the same with their kids. The things they learned at a young age – from skiing to hiking to surfing – they grew to love as adults.”

That commitment drives him to select North America’s most pristine properties – sanctuaries of extraordinary natural beauty – that are enhanced with Discovery’s meticulous attention to detail, warm and friendly service and luxurious standards of moderation. For Mike, it has always been about perpetually raising the bar in the search for perfection.

A graduate of Stanford University, Mike’s passion for enhancing properties and creating places where families could come together began when he was a real estate broker in Northern California in 1982. He established Discovery Land Company in 1994 and since then, he has cultivated a reputation for trust and integrity by building places he himself lives in.

Mr. Joyner is the senior operating executive of Discovery and a partner since the Company’s founding. His 18 year track record in golf and residential land development and core emphasis on financial and administrative responsibilities has been crucial to the creation, growth, and success of Discovery’s business platform.

Prior to Discovery, Mr. Joyner served as a partner and the Chief Financial Officer of Haas & Haynie, a land and golf community developer. Prior to that, he was a principal with Woodside Partners, a land development company in Northern California. Mr. Joyner’s experience has covered a broad range of real estate development related activities including project acquisition, raising debt and equity capital, business plan formulation, project management, project marketing, construction, and private club operations.

Mr. Joyner received a B.A. in Economics from the University of California at Berkeley in 1989 and an M.B.A. from the Kellogg Graduate School of Management at Northwestern University in 1995.

An original partner, Mr. Divita is the senior development and construction manager of the Company. His primary responsibility is overseeing all aspects of development and construction from project concept inception and start-up through completion at each project.

Prior to the formation of Discovery, Mr. Divita served as a Project Manager for the Saris-Regis Group in Northern California, a Construction Manager for RMKC in Honolulu, Hawaii, and a Senior Project Engineer for Dillingham Construction Pacific / Hawaiian Dredging Construction Company in Hawaii. Mr. Divita has been a licensed building contractor for more than 20 years and is the Responsible Managing Employee (RME) for Discovery Land Company’s affiliate building company, Discovery Builders, LLC.

Mr. Divita received a B.S. in Architectural Engineering from California Polytechnic State University, San Luis Obispo in 1985 and an M.S. in Building Construction from the University of Florida in 1992. He also completed PhD. coursework in Civil Engineering at Stanford University and is a PhD Candidate and published scientist in the field of project planning.

Mr. Arenson is one of the company’s original partners and is primarily responsible for overseeing the Company’s acquisitions as well as general management of several projects. Specific responsibilities include quantitative analysis of potential projects, managing due diligence during the acquisition process, creating business plans for projects and negotiating and documenting project transactions.

Prior to joining Discovery Land, Mr. Arenson was an attorney with Neal, Gerber & Eisenberg in Chicago where he worked on real estate development transactions for clients such as JMB Real Estate and Equity Office Properties. Mr. Arenson began his real estate career in 1993 as a tax associate for Deloitte & Touche, where he became a Certified Public Accountant while focusing on real estate transactions.

Mr. Arenson earned a B.S. in Economics from The Wharton School of Business at the University of Pennsylvania in 1993 and a J.D. from Northwestern University’s School of Law in 1998.

Mr. Adelson is responsible for project operations including land planning, product design, construction, sales, marketing, and all club operations of the Company. These responsibilities include construction management, supervision of the architectural design component, planning community recreational facilities and amenities, setting and maintaining club operating service standards and oversight of sales and marketing staff, as well as developing a clearly defined and well-articulated vision for the long-term success and build out of each community.

Mr. Adelson has over 25 years in real estate development and club operations. Prior to becoming a partner with Discovery, he was the President of Mirabel, a joint venture between Terrabrook and Discovery who was manager of marketing/sales and club operations. Prior to Mirabel, Mr. Adelson served as Senior Vice President of Development and Management for Intrawest, which acquired Raven Golf Club, a company he co-founded in 1994. Steve started his real estate career in 1984 with Phoenix-based Gosnell Builders, developer of the Pointe Resorts and surrounding mixed use master planned communities; he developed extensive resort and recreational real estate products in his 10 years with Gosnell.
